Zoning Amendment for New Fire Stadium Proposed To City Council

The Planned Development (PD) zoning designation for The 78 mega-project on the Near South Side would be amended to accommodate a $750 million Chicago Fire FC stadium under an application submitted to City Council today by developer Related Midwest.

The 22,000-seat, open-air facility would be located on the northern half of the 62-acre property and serve as the Fire's permanent home following the team's planned relocation from Soldier Field. The stadium would be financed by the team with construction starting in early 2026.

Zoning for the remainder of the $8 billion project at Roosevelt Road and Clark Street would accommodate up to 10,000 mixed-income residences, as well as retail, office and institutional uses. Future phases would be subject to site plan approvals by the Department of Planning Development that would include courtesy presentations to the Chicago Plan Commission.

Known as PD #1434, current zoning for The 78 was established in 2018.
