Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of three net-leased Freddy's Frozen Custard properties in Illinois. The properties collectively sold for $5,760,200.
"Demand for well-located net lease assets throughout the Midwest remains steady, driven largely by 1031 exchange buyers and out-of-state investors," said Owen Loomis, associate investments. "Retail assets with strong tenant credit and attractive locations continue to be highly sought after and are attracting immediate interest from parties nationwide."
Loomis, Alex Perez and Chris Garavaglia, investment specialists in Marcus & Millichap's St. Louis office, marketed the property on behalf of the seller, a private investment group.
The portfolio consisted of three corporate-guaranteed Freddy's restaurants located at 301 N. Bluff Road in Collinsville, 5570 Belleville Crossing St. in Belleville and 101 Potomac Blvd. in Mount Vernon. The properties are shadowed by major national retailers, including Target, Home Depot and Walmart. The portfolio sold for 96% of the asking price.
