KANSAS CITY, September 24, 2026 - JLL announced today that it has been selected by CTO Realty Growth (CTO) to lead retail leasing at Zona Rosa, a mixed-use lifestyle center in the Northland submarket. The assignment follows CTO's acquisition of the 768,000-square-foot center.
The assignment is led by JLL Senior Vice President Sarah Norlander, part of the firm's 10Twelve platform, in partnership with Kansas City-based Vice President Jayme Miller. 10Twelve is a specialized retail leasing group focused on curating community-driven tenant mixes for lifestyle centers, high-end retail and mixed-use developments.
"JLL is incredibly excited to work alongside CTO to help Zona Rosa realize its full potential," said Jayme Miller. "As a Northland resident who shops and spends time here, I have a deep appreciation for what this center means to the community and understand the opportunities that lie ahead. Our team can't wait to leverage our expertise to build on its current success and ensure Zona Rosa is a go-to destination for shopping, dining and community gathering."
Zona Rosa blends retail, multifamily and office space with two green spaces, live music and events, and architectural charm. The center is anchored by retailers including Dick's Sporting Goods, Barnes & Noble, DSW and Sephora and features a mix of national and local tenants serving the growing Northland community.
"Zona Rosa is a standout property, and we're thrilled it's part of our move into Kansas City," said Alex Gordon, Vice President at CTO. "Working with JLL's 10Twelve team, we're building on its strong foundation by introducing new concepts, strengthening the merchandising mix and creating even more reasons for people to visit and stay."
JLL is now marketing available retail and restaurant space at Zona Rosa ranging from 1,500 to 50,000 square feet, along with pad site opportunities.
The center sits at the northwest corner of I-29 and Barry Road in the heart of the Northland, the fastest-growing submarket in the Kansas City metro. The area is supported by 13,000 acres of new sewer infrastructure and several master-planned developments that are expected to drive continued residential growth.
Zona Rosa's strategy reflects a broader shift in how mixed-use centers generate value. According to JLL's Lifestyle Districts 2026 report, curated retail can be the most important factor in establishing a district's identity and driving demand across other property types, bringing in visitors and keeping them there longer. The report finds retail-first centers can attract up to five times the foot traffic of retail-light peers. That dynamic underscores the opportunity at Zona Rosa, where a strong retail core can lift the performance of the entire center.
