• JLL Capital Markets arranges $212.79 million in financing for Adler Real Estate Partners to refinance an eight-property, 1.57 million-square-foot light industrial portfolio spanning five states
• A life insurance company provided the loan for the geographically diversified portfolio, which features 115 tenants across 43 buildings and 22 distinct industries
• The refinancing supports continued leasing, capital improvement and value creation initiatives across a geographically diversified light industrial platform
MIAMI, Oct. 28, 2026 - JLL Capital Markets announced today it has arranged $212.79 million in financing for a 1,568,085-square-foot light industrial portfolio consisting of eight properties and 43 buildings located across Alabama, Florida, Maryland, North Carolina and Texas. The portfolio is a diversified collection of multi-tenant business parks and light industrial assets strategically positioned in key Sun Belt and Mid-Atlantic markets.
JLL worked on behalf of the borrower, Adler Real Estate Partners, a Miami-based asset management firm specializing in multi-tenant light industrial properties, to secure a refinancing through a life insurance company.
Collectively, the assets comprise 43 buildings with an average clear height of 18 feet and accommodate more than 115 tenants across 22 industries. Tenant categories include medical and pharmaceutical, building services, manufacturing, technology, professional services, healthcare and logistics users. The portfolio's broad tenant diversification and average tenant tenure of 10.5 years contribute to durable cash flow and operational stability.
The properties are positioned within established infill industrial submarkets that provide immediate access to major transportation corridors, airports and population centers. Portfolio-wide, each property is located within minutes of major interstate highways and offers connectivity to key employment hubs, logistics infrastructure and business districts.
The surrounding markets benefit from robust population growth, above-average household incomes and diverse economic drivers, including technology, healthcare, advanced manufacturing, life sciences, financial services, distribution and professional services. The portfolio's locations in Austin, Dallas-Fort Worth, South Florida, Charlotte, Birmingham and the Baltimore-Washington corridor place tenants in some of the nation's most active employment and consumption centers.
The light industrial portfolio is distinguished by its small-bay and multi-tenant configuration, which creates flexibility for a broad range of local and regional businesses. The assets offer a combination of dock-high and drive-in loading, functional clear heights and suite sizes designed to accommodate service-oriented, manufacturing, distribution and office-warehouse users. The portfolio's infill positioning, high barriers to new development and proximity to dense population centers support long-term tenant demand and provide competitive advantages relative to larger-format industrial properties.
The JLL Capital Markets team was led by Senior Managing Director Melissa Rose and Senior Director Michael DiCosimo and Jack Britton, and Director Kate Rathman, along with Associate Nicole Diaz and Analyst Magnus Kron.
