Located at 744 Creek Road in Bellmawr, New Jersey, the 150-acre development site will be home to more than one million square feet of logistics space across three buildings. Big Timber Junction will sit at the convergence of South Jersey's most critical transportation arteries, with direct access to I-295, NJ-42, and the NJ Turnpike, and immediate connections to I-76 and I-95. The logistics park is in close proximity to Philadelphia's City Center, the Port of Philadelphia, and Philadelphia International Airport, providing same-day reach to the Philadelphia MSA and the broader Northeast Corridor, including the Port of New York and New Jersey.
"Greystar is excited to bring approximately one million square feet of Class A industrial space to southern New Jersey," said George Hayward, Managing Director for Development at Greystar. "The development's strategic location within one of the region's key transportation corridors positions the development to serve a diverse range of logistics users, from regional distribution and last-mile fulfillment to port-related operations and add to the planned infrastructure improvements and a new public waterfront park, the project represents a significant investment in the region's long-term economic growth and connectivity."
Building A will consist of 406,309 square feet of cross-dock loading logistics space with a depth of 451 feet and a clear height of 40 feet. Building A will have 93 dock doors, 4 drive-in doors, 155 trailer parking spaces, and 302 car parking spaces. Building B will consist of 345,272 square feet of front-loading logistics space with a depth of 325 feet and a clear height of 36 feet. Building B will have 55 dock doors, 2 drive-in doors, 36 trailer parking spaces, and 314 car parking spaces. Building C will consist of 249,429 square feet of front-loading logistics space with a depth of 332 feet and a clear height of 36 feet. Building C will have 45 dock doors, 2 drive-in doors, and 215 car parking spaces. All three buildings will be equipped with an ESFR sprinkler system and are delivered with 2,135 square feet of office space, with the ability to add more.
"Today marks an important milestone for our community. This redevelopment by Greystar represents an extraordinary opportunity to transform underutilized property into a productive asset that will contribute to our community's future. Projects of this magnitude demonstrate what can be accomplished when responsible private investment and municipal leadership work together toward a common goal. We welcome Greystar's investment and look forward to working collaboratively to ensure that this project delivers lasting benefits for our residents, our local economy, and future generations," said Chuck Sauter, Mayor of Bellmawr Borough.
Construction is underway and projected to be completed in January 2028. Leasing efforts will be led by CBRE.
