City of Henderson Announces Partnership With Developer To Transform Former Fiesta Henderson Site

The City of Henderson has reached an agreement with Agora Realty & Management Inc. for the purchase and future development of the former Fiesta Henderson site. The 35-acre property is planned to become a new destination with indoor recreation, hospitality, dining and retail.

As part of the agreement, Agora will purchase the site for $30 million and fund construction of an indoor fieldhouse. Agora will also be responsible for managing and operating the facility. The fieldhouse was one of the key priorities identified by residents during the City's community engagement process.

"This partnership represents a significant strategic investment in the future of Henderson," said Henderson Mayor Michelle Romero. "We listened to our community, who expressed a strong interest in more recreational opportunities, gathering spaces and amenities. We are thrilled to partner with Agora to bring this vision to life and create a destination that supports our residents, our local economy and the continued revitalization of this important area."

The City of Henderson Redevelopment Agency purchased the former Fiesta Henderson site in December 2022 for $32 million. The purchase included $30 million from the Redevelopment Agency, using funds dedicated to addressing blight and supporting economic investment within designated redevelopment areas, and $2 million from the City's General Fund.

Under the proposed agreements, Agora will make a significant private investment in the property, including the full cost of constructing the indoor fieldhouse. The development is also expected to include a hotel and commercial space, along with new dining, retail and employment opportunities.

The City began public outreach in September 2023 to help determine the future of the site. Residents expressed interest in an indoor recreational facility, gathering spaces, dining, retail and new employment opportunities. The proposed development incorporates that feedback while allowing Agora to take on the cost of constructing and operating the fieldhouse.

Agora Realty & Management Inc. is a California-based real estate investment and development firm with more than 40 years of experience developing commercial, multifamily and mixed-use properties, including throughout Southern Nevada.

The purchase and sale agreement and development agreement will be heard and voted on at a future Henderson City Council meeting.
