Brooklyn, NY, Wednesday, September 10th: The Coney Landing Groundbreaking on Wednesday, September 10th, hosted by nonprofit affordable housing developer Settlement Housing Fund, brought together an array of public and private partners to celebrate the construction of 178 much-needed affordable apartments, including 106 supportive units, to Coney Island. The project replaces a surface parking lot with a resilient new 15-story development. With 60% of units dedicated to supportive housing for formerly homeless individuals and families, and additional affordable apartments ranging from 30%-60% of the Area Median Income, this project stands as a powerful response to the strong need for more affordable housing across New York City. The supportive housing units will be LGBTQ+ affirming for young adults and others, with dedicated on-site services provided by Jericho Project, tailored to the unique needs of supportive housing residents. Designed to meet the highest standards of sustainability, including Passive House certification and geothermal energy systems, this building will be a model of resilience, accessibility, and green design.

This project is being developed by Settlement Housing Fund, as the sole developer, in partnership with Mega Contracting Group and ESKW/Architects, and with financing provided by the NYC Department of Housing Preservation & Development, NYC Housing Development Corporation, NYC Acquisition Fund (NYCAF), Capital One, Hudson Housing Capital, and the Low Income Investment Fund (LIIF). Borough President Antonio Reynoso provided $600,000 in capital funds for the construction. Jericho Project, which has provided supportive housing and counseling services to address social inequities for thousands of individuals, will provide onsite services. With construction now underway, the development team is preparing for the anticipated opening of Coney Landing in late 2027.

"Our mission is as clear as it is urgent: to make sure that every New Yorker has a safe, stable, and affordable place to call home. Delivering more affordable housing in Coney Island is an opportunity to invest in a community with deep roots, to support an area with enduring cultural significance, and to open up thousands of new homes for families across the five boroughs," said HPD Acting Commissioner Tigani. "Today, the Coney Landing Development is not just making progress - it's building momentum, delivering 178 affordable homes for working families, including 106 supportive units, thanks to the investments of our public and private partners. I thank all of our partners for their dedication in making this vision a reality, one that ensures Coney Island remains not only a place to visit, but a place to live and thrive."

"The start of construction at Coney Landing represents a vital step in bringing 178 affordable homes, including more than 100 supportive units, to Coney Island," said HDC President Eric Enderlin. "This development reflects our shared commitment to pairing affordable housing with the services residents need to thrive, while also advancing sustainable and resilient design."

"As a longtime investor in the production and preservation of affordable housing in New York City, LIIF was proud to provide catalytic capital to make Coney Landing a reality by originating a $7.15 million New York City Acquisition Fund loan and a $750,000 predevelopment loan to nonprofit Settlement Housing Fund," said Molly Anderson, Director, Northeast Region at Low Income Investment Fund (LIIF). "Coney Landing closely aligns with LIIF's mission, creating 178 units offered to a range of populations experiencing housing instability, including supportive housing for formerly unhoused community members, who will soon be able to live with greater dignity by having a new place to call home."

"Building more units is a starting point, but housing alone isn't enough. Coney Landing is setting the standard for pairing affordable housing with supportive infrastructure that creates opportunity, community, and dignity," said Brooklyn Borough President Antonio Reynoso. "I applaud Settlement Housing Fund for championing this effort, and for centering the needs of communities who have long faced barriers to safe housing. I'm excited to see Brooklynites find a welcoming community and a brighter future here."

"All New Yorkers deserve compassion as they rebuild their lives with the dignity of housing; and Jericho is proud to contribute our on-site services to support the individuals and families, including LGBTQ+ young adults, who will call Coney Landing their home," said Tori Lyon, Jericho Project CEO.

"Settlement Housing Fund is thrilled to break ground in Coney Island on our next new affordable construction project and our first supportive housing development. We are especially pleased to provide essential housing with services to some of the community's most vulnerable neighbors," says Judy Herbstman, President of Settlement Housing Fund. "We are grateful to our partners for their contributions to make this inclusive residential building a reality."
