Nation's Top Student Housing Developer Adds 128-Beds to its Portfolio

Athens, Ga. (April 14, 2026) - Landmark Properties, a fully-integrated real estate investment firm specializing in the development, construction, acquisition, and operation of high-quality residential communities, with Kane Properties, announces the acquisition of Eclipse on Broad, a 128-bed student housing community in Athens, Georgia, just 0.14 miles northeast of the University of Georgia. TSB Capital Advisors arranged debt financing, and Seacoast Bank served as lender for the transaction.

Built in 2013, Eclipse on Broad consists of one midrise apartment building, "The Flat," which features four-bedroom layouts, as well as five separate townhome units with four-bedroom layouts and private two-car garages. Unit finishes include hardwood-style vinyl plank flooring, stainless-steel appliances, granite countertops, walk-in closets, Smart TVs in unit living rooms, and a private bathroom for each bedroom. Residents enjoy shared amenities such as a clubhouse, study lounges, 24-hour fitness center, and an outdoor courtyard with grills. On-site parking is available for 68 cars.

With the addition of Eclipse on Broad, Landmark owns or operates seven student housing assets comprising over 3,000 beds in Athens, Georgia.
