Several Enhancements Underway at Snell Properties' Citi Tower

Orlando, Fla. (September 2025) Snell Properties is making significant progress on a series of enhancements at Citi Tower, its first acquisition in Orlando and third in the state of Florida. Located in the vibrant South Eola neighborhood, the 233-unit high-rise is just a 10-minute walk from more than 185 restaurants, bars, shops, and entertainment venues, including the Amway Center, Exploria Stadium, and the Dr. Phillips Center for the Performing Arts.

Snell has converted sixty oversized studio apartment homes into junior one-bedroom units. These redesigned layouts offer more functional living spaces and updated bathroom finishes to the renovated apartments.

The common areas and amenities have also been comprehensively updated. The first-floor lobby and 25th floor fitness center, club room, and pool deck were upgraded in 2024. In 2025, the leasing office was relocated to a more accessible ground-floor location, and Snell added new work-from-home spaces to meet the needs of residents with hybrid lifestyles.

Next, Snell plans to build eleven brand-new apartments on the second floor by transforming former storage space into new units. Construction is anticipated to begin in late 2025 and take approximately eight to nine months. Additionally, plans are underway to renovate the 23rd-floor rooftop deck and grill area, creating an enhanced outdoor gathering space.
