GREENWICH - The record price for a condominium sale in Greenwich stands at $6.7 million, paid for a residence at the Modern on Field Point in central Greenwich.

That record appears likely to be broken - perhaps many times over - as a new luxury condominium development takes shape on lower Mason Street. Prospective buyers have been putting down deposits for homes at Chilston Court, where developer Joshua Caspi said many units are priced at $10 million or more.

"We have more than a dozen units in that range, $10 [million] plus," said Caspi, who is developing 78 units now under construction at 275 and 290 Mason St. The response has exceeded his expectations

"I didn't expect the strong response," Caspi said at the project's sales office. "We're getting close to selling almost half the project, nearing 50 percent." So, who is buying multimillion-dollar condos around the corner from Greenwich Avenue and the Greenwich train station?

Many are current or nearby homeowners planning for the next stage of their lives, Caspi said. "A lot of the buyers are people that I know in Greenwich that live in town," he said, "And there's a fair amount of buyers who are looking forward in their lives, who are in their 60s, and they're saying, 'I want to have this place for the future, when I sell my home.'" He said most buyers so far are from Greenwich and the nearby New York communities of Purchase, Rye and Scarsdale.

What do they get for the sky-high prices?
Caspi, who has developed several prominent buildings in New York City and across the region, points first to the design. The facades were designed by Robert A.M. Stern, the former dean of the Yale School of Architecture who died late last year. Known for elegant buildings that embrace natural materials, Stern frequently sketched his designs by hand and worked with physical models, Caspi said.

"We have at the base of both buildings Indiana limestone, which was one of [Stern's] signatures," Caspi said. The Georgian Revival-style buildings will include neoclassical elements, including triangular pediments on the larger building. In addition to limestone, the structures will be clad in bricks imported from Holland in varying shades of red and gray.

Andy Fox, an associate who has worked with Caspi, said that attention to design is
characteristic of the developer's work. "I would describe Josh as a very hands-on developer," Fox said. "He has an incredible eye for quality and detail and really understands high-quality design. At the same time, he knows the numbers inside and out and understands how to balance design, cost and long-term value."
Fox said Caspi stays closely involved in his projects and expects a great deal from the people working with him. "He can be tough when he needs to be - but he is always extremely fair," Fox said. Caspi described Stern's exterior design as "bold and strong and serious." By contrast, the interiors, designed by Irish designer Bryan O'Sullivan, will be "light and fresh on the inside, more of a soft touch."

The buildings will also feature extensive terracing, adding texture and breaking up the massing of the large structures while providing outdoor space for residents.
Chilston Court will include an array of amenities, among them a 55-foot indoor pool, dining facilities, a wine cave, office space, a dining room and fitness centers.
"The amenities are much more robust than anything that's been created out in the suburbs," Caspi said.
The units themselves are designed on a large scale, with 8-foot-tall windows, oversized doors and spacious rooms. The smallest two-bedroom units will measure about 1,800 square feet. "The proportions are quite large. It's really for people that are coming out of big homes. They've been accustomed to that," Caspi said.

Litigation over the development, and conditions imposed by the town's Planning & Zoning Commission that eliminated a retail component from the project, was recently resolved. Several units will be designated as affordable and sold below market rates. The name "Chilston" was inspired by the artist Childe Hassam, who lived in Greenwich for several years, Caspi said. The name also evokes an English country estate. Development runs in Caspi's family. His father and grandfather were builders and developers, and he started in the business as a concrete laborer on a job site in upper Manhattan. His projects have included Fouquet's New York hotel in lower Manhattan, the Chambers Hotel in Midtown Manhattan, an apartment building in Brooklyn and the expansion of White Plains Hospital. In Greenwich, he also serves on the Central Middle School Building Committee overseeing construction of the town's new school. Is there a consistent feature to Caspi's work as a developer? "I've always been enamored with 'hospitality design.' That's my core feature," he said. "It's utilizing a deeply elegant, thoughtfuaesthetic, suited for the location." "Everything I've done has been thoughtful about the sense of place where you're in," Caspi said. "The expression of the location is a big part of the soul of the building." And he remains closely involved in the details.

"I really like to get into the weeds with the architects and designers," he said. "I love it. I love what I do." Caspi, 47, is married and keeps busy with three sons who are active in sports. He also enjoys cooking, barbecuing and smoking big cuts of meat. Before construction began, he kept a large smoker at the Mason Street site.
