CROWLEY, Texas, July 21, 2026 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Crowley Space Station, a 64,210-square-foot self-storage facility.
"After building and operating the facility for decades, our clients grew tired of managing it on a day-to-day basis. Concerned about inflation, they chose to sell today rather than hire a third-party management company. They're also going to complete a 1031 exchange into a triple-net property with a 15-year corporate-backed lease that automatically escalates every year," said Brandon Karr, senior managing director investments. "As for the transaction, even in today's complicated market, we generated seven written offers that exceeded our clients' pricing expectations. Creating a legitimately competitive bidding environment allowed us to confidently pick the buyer with the highest offer and ensure they closed the deal at the originally agreed-upon price."
Karr, investment specialist in Marcus & Millichap's Fort Worth office, exclusively marketed the property on behalf of the seller, a local mom-and-pop owner-operator, and procured the buyer, a private California-based investor looking to expand their Texas footprint.
The property is located at 1600 FM 1187. Situated on 5.19 acres, the facility includes 299 storage units consisting of drive-up units, covered parking and uncovered parking. The property benefits from its location within the Dallas-Fort Worth metroplex, less than three miles from the Chisholm Trail Parkway, which has supported significant residential and commercial growth throughout the surrounding area.
